These two rooms need the most attention when you are ready to sell your home

If you’re planning to put your home on the market, it’s important to maximize your limited time and extra cash by focusing on the two “hot spots” in your home that are the primary focal points of your residence. The kitchen and the master bedroom are the two most closely inspected and anticipated rooms in the house so they need to look their best.

A nicely-appointed kitchen will dramatically increase the value of your home, so really spice up this spot to grab buyer attention. The same holds true for the bathrooms, especially the master bath, which will charm open house visitors with modern upgrades such as dual vanities and soaking tubs.

Before making any dramatic changes, consider your target buyer. If most of the homes in your neighborhood have tidy, neat kitchens with Formica or tile countertops, then you should, too. If granite and flagstone seems to be the local flavor, hopefully yours will be similar, since that’s what local buyers are after.

Do not over do your upgrades, which can range from a single weekend such as new paint and hardware, to expensive changes like granite countertops and top quality appliances. You should not create a space that is out of place with the rest of the houses in the neighborhood. Keep the main elements and use a low-labor strategy, such as new faucets or light fixtures.

In order of buyer importance, the master bath is a close second, but it requires a variety of skills by different tradesmen. Make a quick switch of the sinks and faucets, mirrors, towel racks and storage for an entirely refreshed look. Remove your stuff from the countertop, clean tile and grout, and organize medicine cabinets.
