Did You Get a "Non-Renewal" Insurance Letter in Franktown?

Did You Get a "Non-Renewal" Insurance Letter in Franktown?

It is happening all over Franktown. Homeowners with older roofs (especially wood shake) or those in certain zones are getting dropped by their insurance carriers.

Q: Does this mean I can't sell my house?

A: No, but it makes it harder. A buyer getting a mortgage needs insurance to close. If the house is "uninsurable" by standard carriers, the deal dies.

Q: What is the solution?

A: We have two paths: 1) Pre-negotiate a roof replacement paid at closing, or 2) Market the home specifically to cash investors who self-insure. I specialize in these "Hard-to-Insure" listings.

Don't panic. Call me and let's look at your coverage options before we list.
